Can I rent out my apartment in Torrevieja as a holiday let?

As of October 2026, we have not found any published moratorium on tourist rentals in Torrevieja. The general rules of the Valencia region apply:

  • A favourable planning compatibility report from Torrevieja Town Hall.
  • Registration of the property in the Tourism Register of the Comunitat Valenciana, filed online.
  • For properties registered since 3 April 2025, express approval from the community of owners by 3/5 of owners and shares.
  • Cadastral reference, occupation licence, liability insurance, energy certificate and the Annex III minimum standards.

Orihuela Costa (Punta Prima, La Zenia, Cabo Roig, Villamartín and nearby urbanisations) belongs to the municipality of Orihuela, not Torrevieja. The town hall that decides is Orihuela. We have not verified its current position, so confirm it with Orihuela Town Hall before you apply or buy.

Rules change often on the Costa Blanca. Several nearby towns, such as Villajoyosa and Xàbia, approved suspensions in 2026. Check the latest position with the town hall before any purchase. Full details in our tourist licence guide.

What does an owner who lives abroad need?

If you live in the UK, Ireland, Scandinavia, Belgium, the Netherlands or Germany and own an apartment here, these are the questions to settle first:

  • Who checks the apartment between stays? Our cleaning team prepares it after every check-out and reports any problems.
  • Who answers guests? We do, every day from 6:00 to 21:30.
  • Who registers guests with the authorities? We handle guest registration with the Ministry of the Interior through SES.Hospedajes, which is required by Royal Decree 933/2021.
  • How do I know what is happening? Through owner reports and the owner portal.
  • What about my own holidays? You block the dates you want to use the property and we work around them.
  • And tax? Non-resident owners declare rental income in Spain on Modelo 210. We explain the basics in our non-resident guide, but always speak to a tax adviser.

How do we start?

  1. Send us the location, number of bedrooms and whether the property is registered.
  2. We review the property and its licence position and send you a free valuation.
  3. We agree terms and prepare the listing, prices and house rules.
  4. We take the first bookings and start sending you reports.
