Holiday rental management in Alicante: owner FAQ
Fees, services and contract
How much does AlicanteStay charge?
Our fee is 14 % + VAT on what you receive from the platform, after the platform’s own commission. Cleaning and laundry are not part of that base, because the guest pays them within the booking. Maintenance and repairs are quoted separately and approved by you before any work. See our pricing page for more detail.
What is included in the management fee?
Listing your property on Airbnb, Booking and other portals, dynamic pricing, booking and calendar management, guest messages, check-in and check-out, guest support from 6:00 to 21:30, coordination of cleaning and laundry, day-to-day legal compliance, owner reports and access to the owner portal. Full list on our services page.
What is not included?
Repairs, larger maintenance jobs and replacements are not included in the 14 % + VAT. We find the problem, ask for a quote and send it to you first. Nothing is done until you approve it, so you always know the cost in advance, even when you are not in Spain to see the work yourself.
Who pays for cleaning and laundry?
The guest. Cleaning starts from €35 and laundry from €25, depending on the size of the property and the linen needed. Both are built into the price of the booking, so they are not deducted from your income and they are not part of the base for our 14 % + VAT fee.
Is there a minimum contract period?
Yes. There is a compulsory start-up period of 3 months. That gives us time to set up the listing, adjust prices and get the first reviews. After those 3 months you can end the agreement at any time with 30 days’ notice. There is no long lock-in beyond that.
Licences and rules
Do I need a tourist licence to rent out my apartment?
For stays of up to 10 nights per guest, yes. In the Valencia region the property must be registered in the Tourism Register of the Comunitat Valenciana, with a favourable planning compatibility report from the town hall. Without registration, fines can reach €600,000 for very serious infringements. Our tourist licence guide lists all the requirements.
Can I get a new tourist licence in Alicante city?
Not at the moment. Alicante has suspended new planning compatibility certificates for tourist properties since January 2025. The moratorium ends when Modification no. 52 of the General Plan is finally approved, which the City Council expects before the end of 2026, and in January 2027 at the latest. Properties already registered can keep operating.
What about Torrevieja and other towns?
As of October 2026 we found no published moratorium in Torrevieja, so the general rules apply. Other towns differ: El Campello, Villajoyosa and Xàbia have approved suspensions, while Altea and Dénia have zone-based bylaws. Orihuela Costa belongs to Orihuela: confirm with that town hall. See our Torrevieja page and the town table in our licence guide.
Do I need approval from the community of owners?
For properties registered since 3 April 2025, yes. You need an express agreement of the community approved by 3/5 of the owners who also represent 3/5 of the shares. The same majority can ban or authorise tourist use for the whole building. Properties that were already operating legally before that date do not need it.
Can you manage mid-term or long-term rentals instead?
Yes. If your property cannot be registered as a tourist rental, a mid-term rental is the legal alternative: more than 10 nights, with a temporary reason such as work or study, and a written contract. It is not advertised as a tourist let. We also manage long-term rentals. We will tell you which option suits your property.
Living abroad: tax and reporting
What tax do I pay if I do not live in Spain?
Non-residents declare Spanish rental income through Non-Resident Income Tax on Modelo 210. According to the AEAT, residents of the EU, Iceland, Norway and Liechtenstein pay 19 % and may deduct related expenses. Everyone else, including UK residents, pays 24 % on gross income. Please speak to a tax adviser. We do not file tax returns. More in our non-resident guide.
When is Modelo 210 filed for rental income?
According to the AEAT, rental income can be grouped in one annual return. For 2024 and 2025 income, the window is 1 to 20 January of the following year. For 2026 income onwards, it is 1 to 20 April of the following year. Rules have changed recently, so confirm the dates with your tax adviser.
How will I know how my property is doing?
We send you owner reports with your bookings, income and anything relevant that happened in the property, such as incidents or repairs. If something needs your decision, for example a repair quote, we contact you directly by WhatsApp, phone or email instead of waiting for the next report.
What is the owner portal?
The owner portal is a private area where you can follow your property from home: statistics, occupancy and profitability. It is useful when you live abroad, because you can check the figures whenever you like, from any country, without having to ask us for them each time or wait for the next report.
Which languages do you speak?
We speak Spanish and English. You can reach us in either language by phone, WhatsApp or email at info@alicantestay.es. Phone and WhatsApp: +34 657 632 204. We do not offer phone support in other languages. If English is not your first language, writing to us by email or WhatsApp often works well, because you can take your time and keep a written record.
Guests, areas and getting started
When do you look after guests?
Every day from 6:00 to 21:30. We answer messages, organise check-in and check-out and deal with questions during the stay. Guest registration with the Ministry of the Interior through SES.Hospedajes, the registration number in listings and the house rules are part of our daily work, so you stay compliant while you are away.
Which areas do you cover?
Alicante city, Playa de San Juan, El Campello, Muchavista, Santa Pola, Elche, Torrevieja, Orihuela Costa, Benidorm and other parts of the Costa Blanca. Tell us where your property is and we will confirm whether we can manage it properly. See our holiday rental management in Alicante.
Can I still use my apartment myself?
Yes. Tell us the dates you want and we block them in the calendar. If the property is registered as a tourist rental, keep your declared operating period in mind: within it, you cannot sign a different type of rental contract without first changing the period declared to the Generalitat.
How do we start?
Send us the location, number of bedrooms, whether the property has a tourist licence and photos or your current listing. We review it and send you a free valuation. Once we agree terms, we prepare the listing, prices and house rules and take the first bookings. Start on our contact page or by WhatsApp.
Have a question we have not answered?
Tell us about your property in Alicante or on the Costa Blanca. We will reply in English or Spanish and send you a free valuation.
