Long-Term Rental Management Company in Alicante

AlicanteStay is a rental management company in Alicante: as well as holiday lets, we manage long-term flats and homes let by the room. Hand over the monitoring of rent collection, payments, expenses and incidents without losing control of your property.

We organise the day-to-day follow-up of the rental so that you know what has been collected, what is still outstanding and which expenses belong to each property. Some owners need help with a flat that already has a tenant; others want to organise the management from the start. We review your situation and set out tasks, authorisations and fees in writing before we begin.

What our long-term rental management includes

We gather the information and follow up the tasks that tend to end up scattered across messages, spreadsheets and receipts. The exact scope is agreed with you: monitoring a due date is not the same as guaranteeing it will be paid, and does not in itself authorise us to make a payment.

Area Management work Information for you
Rent Monitoring of due dates, rent received and amounts outstanding. Status of each period and any issues found.
Payments and expenses Organising invoices and following up authorised payments. Description, amount, date and receipt where available.
Utilities Monitoring consumption and paperwork as agreed. Expenses kept separate from the rent to make them easier to review.
Incidents Receiving, following up and coordinating action. Status, quotation where applicable and resolution.
Maintenance Coordinating repairs and suppliers. Work subject to the authorisations agreed.
Communication Day-to-day liaison between tenants and owner. Orderly follow-up of pending matters.

Whole property or room-by-room rental

Management of whole long-term flats

We focus the monitoring on the property and the terms of its rental. We organise payment dates, receipts, incidents and communications so that you can review how the property is doing. If a tenancy agreement already exists, we start by understanding its current situation and the matters pending; you do not need to relaunch the letting in order to look at the service you need.

Management of homes let by the room

A shared flat involves more moving parts: each room may have different dates, amounts and occupants, plus shared expenses and common areas. We keep the monitoring for each room separate from the overall summary of the property and coordinate move-ins, move-outs and incidents within the scope agreed.

Monitoring collections does not mean guaranteed rent

Monitoring lets us spot delays, keep a record of communications and make sure an outstanding amount is not left unreviewed. It does not mean that AlicanteStay advances the rent, insures the tenant’s payment or takes on a debt. Any insurance, guarantee or additional legal service requires specific terms.

A company to manage your flat, not just to advertise it

Finding someone to rent a property and managing the rental over the following months are two different needs. If you are looking for a company to manage your flat in Alicante, it is worth being clear from the start about what happens after the contract is signed: who checks the rent payments, who deals with a breakdown, how an expense is approved and what information you receive.

Our rental administration service is aimed at owners who want to hand over those tasks. The specific proposal sets out what we take on and what still needs your decision. Full management should not be understood as unlimited authority to spend money or change the terms of the rental.

If you live outside Alicante

Distance makes it harder to coordinate a repair or gather the paperwork for a property. We organise day-to-day communication and the follow-up of agreed actions, so that you can make decisions with the facts in front of you without travelling for every matter. Visits to an occupied home are arranged with the people living in it; they do not give the manager free access.

If your home is already let

You do not need to wait for the next tenant to get in touch. The starting point is to find out about any payments outstanding, recurring expenses and open incidents. We then agree how the information will be passed on and who the point of contact will be, so that the owner and the manager do not give different instructions on the same matter.

If you have several flats or rooms

It helps to keep the transactions for each property separate: a repair cost should not be mixed up with the rent of another flat. The information should let you review each property and, where relevant, each room. You can also look at our specific service for room rental management.

How to compare rental management companies

Before deciding, ask for a proposal that answers these questions. The percentage on its own does not let you compare services that cover different tasks.

What to check before handing over the administration of your rental
Owner’s question What is worth putting in writing
What does the quote include? Recurring tasks, one-off work, exclusions and how the fee is calculated.
Who monitors collections and payments? Access to receipts, checking of due dates and the procedure for an outstanding amount.
Who authorises a repair? Approval channel, limits and documentation of the quotation and invoice.
What information will I receive? Frequency and content of the agreed summary of rent, expenses and incidents.
How does the service end? Notice, applicable conditions and an orderly handover of paperwork and open matters.

Long-term, seasonal and holiday lets

If you are searching for “long-term rental management”, tell us how the property is actually used. Managing a main residence, a temporary stay or a holiday rental involves organising different tasks. We do not use those terms as if they were interchangeable.

For a residential let, the monitoring centres on rent, expenses and the day-to-day relationship with the tenant. For a holiday let there are bookings and frequent changes of guests. For a seasonal stay, we look at your specific situation before defining the service. If what you need is to advertise on your own, see our guide to advertising a flat as a private individual; advertising does not mean hiring our management.

How we start managing your property

  1. You tell us your situation. Where the flat is, how it is let and which tasks you want to hand over.
  2. We review what is needed. Information and pending matters, with access limited to what the service requires.
  3. We define the proposal. Scope, fees, spending authorisations and how we will communicate.
  4. We organise the monitoring. Rent, expenses, incidents and handover of the agreed paperwork.

For the first enquiry, it is enough to tell us the area, whether it is a whole flat or rooms, and whether it is already let. Do not send identity documents or your tenants’ bank details through a general form.

How much does long-term rental management cost?

We prepare a quote based on the number of properties or rooms, their situation and the work you want to hand over. The holiday rental management fee is not automatically applied to this service. We distinguish management fees from the property’s expenses and from any additional work.

If your home is going to be let for a temporary reason rather than as a main residence, see seasonal rental management.

Frequently asked questions from owners

I already have a tenant. Can you manage the flat?

We can look at managing a property that is already let. We will review the tasks you need to hand over and the information needed to get started, respecting any existing agreements.

Do you manage expenses room by room?

The set-up can include monitoring by room and a summary of shared expenses. The criterion for splitting costs must be defined and documented, not decided on the spur of the moment.

Can I authorise repairs before they are carried out?

We agree the procedure and the limits of the service with you. This distinguishes a reported incident from work that has been quoted or approved.

Do you also manage holiday rentals?

Yes. It is a different line of service, with its own needs around bookings, guests and preparation between stays. See our holiday rental management services.
