Airbnb and Booking listing creation and optimisation in Alicante

Bedroom of an apartment presented for its listing

A listing has to do two things: get the right guest to book, and stop them arriving expecting something different. If the photos or the text promise more than the property delivers, the booking can end in a bad review.

At AlicanteStay we create or improve your listings on Airbnb, Booking, Agoda, Vrbo and the rest of the more than 20 portals we work with, based on a visit to the property.

What we review in a listing

Element What we look for
Title What sets the property apart, without empty adjectives.
First photo and order A cover photo that stands out in the search results and a logical walk through the whole property.
Description Layout, beds, real location, access and who the property suits.
Amenities ticked Every one that exists and none that does not, because search filters depend on them.
House rules and conditions Times, cancellation policy, number of guests and minimum stay.
Calendar and prices Availability coordinated across portals and dynamic pricing with a daily review.
Reviews Patterns that repeat in guest feedback, and replies to comments.

Photos that represent the property

Photos need to show every room, including the bathrooms and kitchen, with good light and without misleading guests about the size. We review the photos you already have first. If rooms are missing or they no longer reflect the condition of the property, we propose taking new ones, and if a photographer is needed we give you a quote beforehand.

Sometimes the problem is not the photos but the property. In that case it is better to do a home staging and furnishing job first: photographing an unprepared property costs the same and gives a worse result.

If you already have published listings

If your listings already have reviews, the normal approach is to try to keep them, because those reviews have value. What can be transferred depends on each platform and on the previous manager, so we check this before touching anything. We also take into account bookings that are already confirmed so that they keep working during the changeover.

More than 20 portals, one calendar

Listing on many portals only helps if calendars and prices are coordinated, because otherwise the risk of double bookings goes up. That is why we coordinate the calendars and prices of all the portals. You will find more detail under booking management. The tourist licence must also appear in the listings where it applies; we check this using the licence guide and the registration number guide.

What it costs

Creating and maintaining the listings is part of holiday rental management at 14 % + VAT of what you receive from the platforms. If professional photography or another improvement has a cost, we tell you beforehand.

Frequently asked questions

Which portals do you list my property on?

On more than 20 portals, including Airbnb, Booking, Agoda and Vrbo. We choose the ones that make sense for each property.

Will I lose my reviews if I change manager?

It depends on the platform and on who holds the account and the listing. We review it with you before changing anything, to try to keep them.

Can I hire you just to improve my listing?

We can consider partial services. Tell us which platforms you use and what result you want to improve.

Do you guarantee more bookings with the new listing?

No. A good listing helps, but bookings also depend on the area, the season, the price, the reviews and the condition of the property.
