In short: AlicanteStay is a holiday rental manager on the Costa Blanca for 14 % + VAT of what you collect. We look after listings, pricing, guests, cleaning and maintenance; you collect the booking payments directly from the platforms. We look after guests from 6:00 to 21:30. The first 3 months are a start-up period, and after that there is no minimum term: you just give 30 days’ notice.
Managing holiday rentals on the Costa Blanca means comparing properties and locations with care. One strategy does not suit every property: access, capacity, equipment, preparation costs and the dates the owner can put on the market all vary.

Choose an operating approach to suit the property, not one rate for the whole coast
This page helps you organise a first assessment and find your way to the information for each area. If you have several properties, it is worth keeping an inventory and a budget for each one. That way you can tell a cost problem from a difference in occupancy. Operational coverage should be confirmed against the address and the real needs of each property before any commitments are made.
Practical checks before you take bookings
| Aspect | What to check | Why it matters |
|---|---|---|
| One property | Define your goals and the tasks you want to delegate. | A proposal tailored to the property. |
| Several properties | Keep calendars, expenses and incidents separate. | Comparison property by property. |
| New locations | Review the address and operational needs. | Confirm coverage before signing. |
How we manage your property
First we review the condition of the property, the listing if one already exists, and the tasks you want to delegate. Then we agree the preparation, the calendar and the coordination of cleaning and guest support. For a new property, coverage is confirmed based on the address and operational needs.
Management includes guest support from 6:00 to 21:30 and distribution on 20 portals, including Airbnb, Booking, Agoda and Vrbo. We use advanced AI tools and a manual price review every day. We do not promise a fixed occupancy level: the result also depends on the property, demand and the dates available.
What we need for an assessment
Send the location, capacity, bed layout, current photographs and the dates you use the property yourself. If the property is already active, add upcoming bookings and information on income and costs. With that data, scenarios can be compared; without it, a yield figure would not be very useful.
Before you start letting, check that the property is suitable and which requirements apply. You can read the guide to procedures and documentation. For day-to-day operations, see booking management and dynamic pricing.
Holiday rental management with clear costs and reporting
AlicanteStay offers all-inclusive holiday rental management for 14 % + VAT. The owner collects payment directly from the platforms and pays our fee after having been paid. Before you sign, we agree the calculation basis, the tax treatment and the services specific to the property.
| Item | Starting terms |
|---|---|
| Holiday rental management | 14 % + VAT; scope and terms set out in the proposal. |
| Cleaning | From €35, depending on the size and needs of the property. |
| Laundry | From €25, all inclusive. |
| Owner information | Monthly reporting and a portal with statistics, occupancy and yield. |
Cleaning and laundry are added to the price guests pay when they book. Renovations, maintenance work and decoration are priced according to the job: we do not treat a works budget as included in the commission. See plans and pricing.
FAQ
Do you apply the same income forecast across the whole Costa Blanca?
No. Forecasts should be based on the characteristics, availability and costs of each property. A provincial figure is no substitute for an individual assessment.
How will I get information about my property?
You get monthly reporting and a portal with statistics, occupancy and yield. When reading the data, it is important to keep bookings, stays and payments separate.
What does the initial study include?
We review the starting point and your needs with you in order to prepare a proposal. The scope is set according to the property; it is not a guarantee of income.
How much does a holiday rental manager cost on the Costa Blanca?
At AlicanteStay, management costs 14 % + VAT of what you collect from the platforms. Cleaning (from €35) and laundry (from €25) are included in the price the guest pays. Repairs or improvements are quoted separately and always with your approval.
Do I have to sign up for a minimum term?
The first 3 months are a start-up period. After that you can end the contract whenever you like by giving 30 days’ notice.
Do I need a tourist licence on the Costa Blanca?
Yes. The property must be registered in the Registro de Turismo de la Comunitat Valenciana (Valencian Region Tourism Register) and tourist use must be compatible under the regulations of each municipality’s town council. We review this with you before starting; there is more detail in the tourist licence guide for Alicante.
