Decoration and home staging for holiday rentals in Alicante

Bright bedroom decorated for guests

Before spending money on decoration, it helps to know what you want to solve. Sometimes it is enough to change the bed linen, improve the lighting and tidy a living room. Other times a bathroom needs renovating. Not every property needs a renovation.

At AlicanteStay we help you get your property ready to rent out: we visit it, tell you what we would improve and what we would leave as it is, and coordinate the work once you decide to go ahead. These improvements are quoted separately and are not part of the management fee.

What to improve first

Priority Examples Why
1. What affects reviews Mattresses, bed linen, air conditioning, fans, shower, smells, wifi. These are the things guests notice every day and mention in their reviews.
2. What prevents problems Reliable appliances, locks, blinds and taps in good condition. A breakdown during a stay costs more than preventing it.
3. What shows up in the photos Lighting, headboards, curtains, textiles, plants, pictures, outdoor areas. Helps the listing stand out and presents the property consistently.
4. What requires building work Bathrooms, kitchen, layout, floors. Only worth doing with a clear objective and a fixed budget.

Starter equipment checklist

  • Bedrooms: mattresses in good condition, two sets of bed linen per bed, spare pillows, hangers, blackout for the windows and somewhere to leave a suitcase.
  • Bathrooms: enough towels for each guest, a hairdryer, a bin and a soap dispenser.
  • Kitchen: tableware to match the number of guests the property sleeps, pans and pots in good condition, a coffee machine, kettle, microwave and, if possible, a dishwasher.
  • Living room: seating for every guest, good lighting, a television and stable wifi.
  • Climate: in Alicante, summer heat weighs heavily in reviews. Check the air conditioning or, at the very least, the fans.
  • Safety and laundry: a first-aid kit, washing machine, clothes airer and materials that are easy to clean.

Also check the requirements the regulations place on your property, set out in our tourist licence guide and in the checklist of documents to get started.

Decoration designed for holiday rental use

A holiday rental passes through many hands. That is why we recommend durable, easy-to-clean materials and textiles that are easy to replace, with no personal items or delicate or valuable pieces. The style should look good in photos, but above all it has to be comfortable.

Welcome packs and consumables

A welcome pack is a touch that helps set the property apart when the owner wants to raise the guest experience. We also arrange the restocking of basics with the cleaning team, so nothing runs out when the next guest arrives.

Don’t forget insurance

Standard home insurance policies often exclude short-term or seasonal letting. Before welcoming guests, ask your insurer for liability cover that expressly includes this activity, and check what protection each platform offers and what it does not cover. Our contracts require the owner to have this insurance.

How we handle these improvements

  • Visit: we see the property and make an inventory with photographs.
  • Priorities: we tell you what we would do now and what can wait.
  • Quote: we give it to you in writing before starting. You decide.
  • Coordination: we organise the repair or renovation and prepare the listing once everything is ready.

Frequently asked questions

What is home staging in a holiday rental apartment?

It means preparing and presenting the property so that it looks good, feels comfortable and suits the kind of guest you want to attract, normally without any building work.

How much does it cost to decorate a holiday rental apartment?

It depends on the size, the condition of the property and what you want to change, so we do not give a generic figure. We prepare a written quote after seeing it.

Is decoration included in the 14 % management fee?

No. Decoration and renovations are quoted separately, and you decide whether to do them.

Will the improvement definitely increase my income?

We cannot guarantee it. It may improve reviews and how the listing looks, but the result also depends on the area, the season and the price.

Where do we start with your property?

Tell us where it is, what condition it is in and whether you already have bookings. We will tell you what to improve first.

Request a valuation of your property

Tell us about it and we will contact you to review the income it could generate and what managing it would involve.
