Managing several properties means comparing results without losing sight of the detail of each one. AlicanteStay runs holiday rentals with monthly reporting and an owner portal where you can check statistics, occupancy and yield.

Keeping the investment decision separate from day-to-day management
An attractive property is not automatically a good financial deal. Before committing to a purchase or a renovation, it is worth checking whether it qualifies for the intended use and setting out income and expense scenarios. Commercial management does not replace the legal, technical and financial review that may be needed.
Our analysis focuses on preparing and operating the property. We do not promise capital appreciation or yield percentages. A useful proposal identifies which data is confirmed and which figures are still assumptions.
A control table for each property
| Area | What to keep separate | Why it matters |
|---|---|---|
| Availability | Nights available to rent and your own use. | Compare occupancy on the same basis. |
| Income | Accommodation, charges and adjustments. | Avoid confusing turnover with margin. |
| Operations | Cleans, laundry and number of changeovers. | Understand differences between stays. |
| Upkeep | Maintenance and renovations. | Tell recurring costs from one-off ones. |
| Payments | Platform, period and date. | Match bookings to the money received. |
Prioritising improvements with a specific goal
If a property has repeated issues, technical work may matter more than adding channels. If the listing does not explain the layout, a full set of photos can answer questions that a discount would not fix. Each improvement should have an identified problem, a scope and a budget.
We also offer maintenance, full renovations and decoration. These projects should be assessed according to the property and not assumed to be included as unlimited investment within the management commission.
How to bring on several properties
Prepare a profile for each property with its address, capacity, available documentation, calendar, platform accounts and operational needs. It helps to phase the onboarding so that several first arrivals do not coincide without enough preparation.
Distribution across 20 portals, guest support from 6:00 to 21:30 and the daily manual price review are coordinated around the needs of each property. See management on the Costa Blanca for guidance on assessing locations, and how to prepare the financial calculation.
Holiday rental management with clear costs and reporting
AlicanteStay offers all-inclusive holiday rental management for 14 % + VAT. The owner is paid directly by the platforms and pays our fee after being paid. Before you sign, we set out the calculation basis, the treatment of taxes and the services specific to your property.
| Item | Starting terms |
|---|---|
| Holiday rental management | 14 % + VAT; scope and terms detailed in the proposal. |
| Cleaning | From €35, depending on the size and needs of the property. |
| Laundry | From €25, all included. |
| Information for owners | Monthly reporting and a portal with statistics, occupancy and yield. |
Cleaning and laundry are built into the price guests pay in their bookings. Renovations, maintenance work and decoration are priced according to the job: a works quote is not included in the commission. See plans and pricing.
Frequently asked questions
Can I use the same quote for all my properties?
It works as an initial reference, but floor areas, installations, number of changeovers and maintenance work can lead to different costs.
Do you guarantee a return for investors?
No. The result depends on income, expenses, investment and operating conditions. Simulations should state their assumptions.
What is needed to start with several properties?
A profile and a calendar for each property, together with a definition of responsibilities and access. We confirm operational coverage for each address.
Owners who live outside Alicante or Spain
Managing from a distance takes more than checking bookings. You need to know who has access to the property, which issues need your decision and how to compare income with expenses. Our monthly reporting and owner portal let you follow activity without travelling for each guest changeover.
What to agree before handing over the property
| Area | What to settle |
|---|---|
| Communication | Contact person, time difference and the channel for queries and approvals. Tell us the language you need so we can confirm how we can support you. |
| Keys and inventory | Available access, equipment, initial condition and the location of items important to operations. |
| Personal use | Dates you want to keep for yourself and how to block them before new stays are accepted. |
| Issues and purchases | Work that needs a quote and the owner’s approval, and how urgent matters are reported. |
| Financial tracking | Reporting period, booking income, identified expenses and payments still due from the platforms. |
Clear payments, even when you manage from another country
The owner is paid by the platforms and pays us after being paid. When reviewing results, distinguish between the amount booked, the amount actually received and the expenses for the period: they do not always fall in the same month. If there are currency conversions or platform commissions, it helps to identify them so you compare like with like.
Operational management of the property does not replace the tax or legal advice you may need because of your residence or the ownership of the property. We do not present an occupancy forecast as a guaranteed return.
Pricing with technology and human review
We use advanced artificial intelligence tools and dynamic pricing, with daily manual reviews, to match our marketing to demand. The aim is a better balance between price, occupancy and the property’s results, not filling the calendar at any cost. You can read about the process in our dynamic pricing service and about calendar coordination under booking management.
For a first conversation, the area, type of property, capacity and whether it is already in operation are enough. Please do not send identity documents, platform passwords or bank details in an initial enquiry.
Let’s talk about your property
Tell us where the property is, its capacity, whether it already takes bookings and which tasks you want to delegate. We will go through your needs and the scope of the service with you.
