Pool, garden and outdoor areas
If the property has a pool or garden, we build them into the operating plan from day one: who maintains them, how often, what happens if something breaks while guests are staying, and which rules of use guests receive. Repairs and maintenance contracts are not included in the commission. We give you a quote and let you know beforehand.
Check your insurance as well. Standard home insurance policies often exclude short-term rental, which is why we ask owners for liability cover that expressly includes this activity.
Groups and getting along with the neighbours
In a large property, relations with neighbours can decide whether the business lasts. That is why we explain the rules before the booking and before arrival, state the maximum number of people, and handle incidents from 6:00 to 21:30, every day. If your property is part of a community of owners, also check the community of owners rules that may affect you.
An example we already manage
Susana Llaneras 13 is a 150 m² apartment in central Alicante, with 5 bedrooms, 2 bathrooms and a terrace, sleeping 10 people. It is not a villa, but it raises the same challenges of groups, cleaning and laundry. Keys are handed over in person there.
What it costs and where we work
Holiday rental management costs 14 % + VAT of what you receive from the platforms. You are paid directly and then pay us. Cleaning and laundry are included in the price the guest pays, and for a large property the amount is calculated according to its real size.

Do you manage villas outside Alicante city?
Yes, in different towns along the Costa Blanca. We confirm operational coverage for each property, because for an isolated villa the distance of the cleaning and maintenance teams matters.
Does a villa need a tourist licence?
Yes, if it is let as a tourist-use property in the Comunitat Valenciana. The conditions depend on the municipality. Start with our tourist licence guide.
Is pool maintenance included in the 14 %?
No. We coordinate it, but it is a separate cost that we quote for and let you know about beforehand.
Can I still use my villa for a few weeks a year?
Yes. We block the dates you want to keep for yourself. The more peak-season dates you reserve, the less income the property can generate.
