Why the same percentage does not cost the same
1. What amount it is calculated on
A percentage of what the guest pays is not the same as a percentage of what reaches you after the Airbnb or Booking commission (usually 15 % to 20 % less, depending on the platform and the rate). Always ask what the fee is calculated on.
2. Whether VAT is added
In practice, 20 % + VAT is 24.2 % of the base. 18 % + VAT is 21.78 %. Always compare figures with VAT included.
3. What is left out
Some cheap plans do not include check-in, cleaning or guest support: you do those tasks yourself or pay for them separately. Check which on-the-ground services are covered by the percentage.
4. Who collects the money and when
With AlicanteStay the owner is paid directly by the platforms and pays for the management after being paid. With other companies, the company collects and settles with you at the end of the month. This affects your control and your cash flow.
5. Cleaning and laundry
Cleaning can be paid by the guest within the booking or deducted from your income. With AlicanteStay, the guest pays for cleaning (from €35) and laundry (from €25).
6. Minimum term and exit
Check whether there is a minimum term, the notice period, and in whose name the accounts and listings are held. With AlicanteStay there is a 3-month start-up period and then 30 days’ notice; the accounts and listings are yours.
Example: a €600 booking
Suppose the guest pays €600 for the stay and the platform keeps 15 % (€90), so you receive €510.

With AlicanteStay, cleaning and laundry are not part of the fee base; the example assumes a booking without cleaning so the comparison is like for like. Illustrative example for comparing fee models, not actual or expected income. It does not include the owner’s taxes, utilities or community fees.
